Successfully represented the buyers in a complex Chapter 7 bankruptcy court sale from the initial offer through closing. After attending the federal bankruptcy court hearing, I represented my clients during the live overbid auction and secured the winning bid. Throughout the transaction, I coordinated closely with the Chapter 7 Trustee, trustee's legal counsel, escrow, title company, mortgage broker, lender, and all parties involved to keep the transaction on track.

Shortly before the scheduled closing, the debtor filed an appeal and multiple emergency motions, which resulted in a title insurance exception and additional underwriting review. I worked diligently to facilitate communication among all parties, obtain written explanations from the trustee's attorney, and ensure my clients received complete and timely information regarding the title exception and the appeal. While I did not provide legal advice, I encouraged my clients to consult with their own legal counsel and other professionals so they could make an informed decision. By maintaining constant communication, coordinating documentation, and working through the underwriting and title issues, the lender ultimately approved funding, and the transaction closed successfully.

This transaction required strong coordination, persistence, and problem-solving while managing communications among multiple parties under significant time pressure, ultimately resulting in a successful closing despite legal and title-related challenges.
