My name is Joe Granieri, and I’m a Real Estate Advisor and Team Leader with Nest Seekers International, specializing in luxury real estate, new development, and strategic investment opportunities across The Hamptons, Long Island, New York City, and emerging high-growth markets internationally. My business has evolved far beyond traditional brokerage, with a growing focus on luxury development, hospitality-driven real estate, and strategic brand partnerships. I work closely with developers, investors, hospitality groups, and private clients on projects ranging from waterfront estates and luxury spec construction to resort-style communities, branded residences, and mixed-use developments. Through relationships within the luxury hospitality and food & beverage space, I’m actively involved in initiatives that connect premier hospitality brands, experiential concepts, and luxury lifestyle operators with high-end real estate developments both domestically and internationally.
While I’m deeply involved in the luxury and development sector, I also value helping everyday buyers and sellers make confident, informed decisions at every price point. Whether I’m representing a first-time buyer, advising on a multi-million-dollar waterfront estate, sourcing development opportunities, or structuring investment acquisitions, my approach remains the same: strategic, transparent, analytical, and execution-focused.
Beyond brokerage, I’m an active real estate investor with hands-on experience in rental portfolio acquisitions, value-add renovations, development strategy, and long-term investment planning. I collaborate directly with builders and developers on acquisition analysis, design strategy, valuation, branding, and exit planning. Because I personally operate within the investment and development side of the business, I provide clients with practical insight grounded in real-world experience—not just market theory.
After joining Nest Seekers in 2024, I was honored to be recognized as Rookie of the Year in 2025 with the brokerage. Since then, I’ve continued building a growing platform centered around luxury listings, development advisory, hospitality partnerships, investment acquisitions, and lifestyle-driven real estate opportunities.
